Exclusive buyer agents

Same license as any agent. Different employer: you.

An exclusive buyer agent works at a company that never takes listings and never represents sellers. That one rule removes the conflict most buyers never see.

When one firm works for the buyer and the seller, it earns on both sides and someone's interest gets set aside. Usually the buyer's. With nothing to sell you and no listing to protect, an exclusive buyer agent can tell you what a house is really worth, what to offer, and when to walk away. The law treats the relationship as a fiduciary one, and NAEBA's Standards of Practice spell out exactly what that means.

  2. Does anyone at your brokerage work for sellers?

Unless both answers are no, the agent is not an exclusive buyer agent. Every NAEBA member answers no to both.

NAEBA is the national association for brokerages that represent buyers only. Members get buyer referrals from this site, the CEBA® designation, the annual conference, a national network of peers, and thirty years of standing up for true buyer representation in the press and with regulators.

Brokerage membership is $225 a year. Agents join under their broker.
